Why Tracy panels get dirty
Tracy sits right where the Altamont Pass opens onto the valley floor, and it's known for steady wind. That wind carries dust from surrounding fields, open lots and building sites and spreads it over rooftops across town.
Tracy is also boxed in by I-580, I-205 and heavy truck routes to the warehouses on the edge of town. Freeway traffic leaves a fine, oily film on glass that holds dust, so panels near the freeways can turn hazy even when the rest of the roof looks fine.
What we see on Tracy roofs
Many Tracy homes are newer builds with concrete tile roofs and panels on more than one roof face. Wind pushes dirt into the lower edge of each panel, where it builds up into a line of grime. Carports and patio covers are common too. We clean each roof face and edge, not just the easy middle.
When to book in Tracy
The windiest months bring the most dust, and summer is when your system works hardest. Many owners clean in late spring and again in fall. Homes near open land, construction or the freeways may need it more often, and we'll tell you honestly if yours doesn't.
